CASE STUDY: Madison Court



When the original building contractor for the Madison Court development went into liquidation it left the site incomplete and the company not knowing which way to turn. Despite exploring several options, they struggled to find a new contractor willing to take on the project and bring it to completion.


Dragonfly met with Bersahill to fully understand the development and project and visited the site to carry out a comprehensive inventory of the properties and assess what stage each of them were at.


This allowed us to present Bersahill with a proposal, including a target sum to complete the development.


Our collaborative approach to the project moved away from traditional contractual agreements and focused on creating a ‘one-team’ ethos where everyone worked together to find solutions and deliver a high-quality development.


It was agreed that the contract would be fully open book, promoting transparency and trust throughout the process.


We held meetings with nearly all of the original sub-contractors to facilitate their quick return to the site and in just two months after the initial meeting, we were fully on-site.

We worked with Bersahill to address and fix any issues with the already completed homes and occupied properties and we also took steps to tidy the unfinished areas and maintained good communication with local residents to minimise the impact of our work. This proactive engagement led to positive community relations.


Our openness and customer focused approach has led to a good long-term partnership with both the client and the local community.


Outcomes

  • The site was completed on time and below the target budget.

  • A total of 11 new properties were successfully handed over to Bersahill.

  • The wider Madison Court development was brought to a successful completion.

  • A strong, positive working relationship was established between Dragonfly, Bersahill, and their team.
